AMERICAN MANUFACTURING OPERATION & MONITORING

If contracted for the first year of use, American shall maintain a log of all service and maintenance events performed by American. The log shall include the following minimum information if known: System location, design flow, actual flow, mechanical problem, site problem, percent flow variation observed, cause of the flow variation, and duration of flow variation. Said log shall be reported to the health department on request and shall be provided by the 15th of the month following the request.

CONVENTIONAL SEPTIC SYSTEM
CONVENTION SEPTIC SYSTEM
RESIDENTIAL
OPERATION AND MAINTENANCE
November 1998

The following recommendation is made for the normal operation and maintenance of a conventional septic system. The assumption is made that the system was sited, designed, and installed properly and there are no limiting site conditions present.

DESIGN STANDARD

  1. The system must be user friendly. The installation should provide for easy access of the monitoring components without obstructions or the requirement for special tools or heavy lifting.

  2. First visit within one month of occupancy to inform Owner of system and owner responsibility for long term service. Owner to take periodic water meter readings (on his required well water meter or water service meter) to record water usage. The meter should record household use only.

  3. The owner has three basic obligations; 1) do not damage system 2) take water meter readings 3) turn diversion valve annually

  4. One visit after first year of operation. The visit to include the following:

    • Sludge Judge the septic tank blanket
    • Inspect the distribution box and level if necessary
    • Inspect effluent filter
    • Inspect ponding in trenches (inspection ports part of installation)
    • Check landscaping for interference with system
    • Turn diversion valve to rest half of system for the next year (train Homeowner)
    • Check homer taken water usage and evaluate usage compared to design

  5. The inspection frequency should be set based on the first years evaluation, future inspections should be every 1 to 3 years.
  6. In the event a wastewater strength problem is indicated by the one year inspection or any other time, samples should be taken for wastewater strength.
  7. 6) Inspections should be performed at each real property transfer. Upgrade system as necessary.

SEPTIC DRIP SYSTEM
RESIDENTIAL
OPERATION AND MAINTENANCE
November 1998

The following recommendation was made for the normal operation and maintenance of a septic drip system. The assumption was made that the system was sited, designed, and installed properly and there are no limiting site conditions present.

DESIGN STANDARD

  1. The system must be user friendly. The installation should provide for easy access of the monitoring components without obstructions or the requirement for special tools or heavy lifting.

  2. First visit within one month of occupancy to inform Owner of system and owner responsibility for long term service.

  3. The owner has two basic obligations; 1) do not damage system 2) inform operator of alarm conditions.

  4. One visit after first 90 days of operation. The visit to include the following:

    • Sludge Judge the septic tank blanket
    • Inspect the drip system hardware for operation
    • Inspect system with operational checklist
    • Check landscaping for interference with system
    • Check water usage and evaluate usage compared to design

  5. The inspection frequency should be set based on the first years evaluation. Future inspections should be every 1 year.

  6. In the event a wastewater strength problem is indicated by the one year inspection or any other time, samples should be taken for wastewater strength.

  7. Inspections should be performed at each real property transfer. Upgrade system as necessary.

OPERATION AND MAINTENANCE

The owner shall be responsible for all operation, maintenance, and monitoring services to be performed. American shall perform such services during the warranty period they are contracted for and shall train the owners' "operator" if the owner does not want to contract with American to perform the long term O & M.

A.       Systems 1,200 to 10,000 GPD

  1. American Manufacturing shall inspect and train the owner or owner's representative within the first month of operation or as specified by the designer.
  2. American shall perform a field inspection on all systems after the first three months of operation and make any necessary adjustments. In the event a problem is observed, American shall perform another field inspection on the system after another three months of operation and make any necessary adjustments.
  3. Bi annual field inspections shall be performed thereafter and include manually dosing the system to determine flow variation and keeping a log of all flow variations which deviate by 20% or more from the design flow.
  4. In the event additional pretreatment is necessary for the receiving environment, the operating frequency may be increased to support the pretreatment component.
  5. In the event the system is loaded over 60 % of its design (peak) limits, the operating frequency shall be increased to support the excess use.

B.       Systems 10,001 to 40,000 GPD

The owner shall have a maintenance operator trained by American available for Onsite repairs on a daily basis.

  1. American Manufacturing shall inspect and train the owner or owners representative within the first month of operation or as specified by designer.
  2. American shall perform a field inspection on all systems after the first three months of operation and make any necessary adjustments. In the event a problem is observed, American shall perform another field inspection on the system after another three months of operation and make any necessary adjustments.
  3. Quarterly field inspections shall be performed thereafter and include manually dosing the system to determine flow variation and keeping a log of all flow variations which deviate by 20% or more from the design flow.
  4. In the event additional pretreatment is necessary for the receiving environment, the operating frequency may be increased to support the pretreatment component.
  5. In the event the system is loaded over 60 % of its design (peak) limits, the operating frequency shall be increased to support the excess use.

C.       Systems over 40,000 GPD

The owner shall have a maintenance operator trained by American available for onsite repairs and monitoring on a daily basis.

  3. Monthly field inspections shall be performed thereafter and include manually dosing the system to determine flow variation, and keeping a log of all flow variations which deviate by 20% or more from the design flow.
  4. In the event additional pretreatment is necessary for the receiving environment, the operating frequency may be increased to support the pretreatment component.
  5. In the event the system is loaded over 60 % of its design (peak) limits, the operating frequency shall be increased to support the excess use.

Maintenance logs shall include the following minimum information:

  • system location (by tax map or owner's name and county),
  • percent flow variation observed,
  • cause of the flow variation,
  • duration of flow variation,
  • dose volume,
  • high water alarm counts, and
  • timer override counts.
  • maintanence performed both scheduled and nonscheduled,

Logs shall be reported to the health department on an annual basis and shall be provided by the 15th of the month following the end of the Year. The report shall also include census information on each facility (wastewater data in terms of gallons per day per capita).

Continued Operation and monitoring may be required by the health department for American Septic Drip Systems which treat and disperse wastewater streams where additional treatment may require continued O & M.
